As Handover and move-in day fast approaches, you might think that you’re nearing the end of your Simonds journey.
In many ways you are, but really, we firmly believe that your journey is also just beginning.

Timing is everything
After the Post Construction Inspection (PCI) on your new home is all done and dusted, the finish line is in sight.
If you’re in a rental home, it can be tempting to give notice to your landlord once your PCI rolls around, but there’s a few things you need to consider first.
After your PCI, you’ll still need to receive your Certificate of Occupancy (CO) and bank valuation, and any minor rectification works raised will need to be completed during this time. This is all before the final invoice comes through and we move onto the exciting Settlement Stage, which is where everything starts to really sink in and you’re registered as the new owner of the property.
The timeline of the CO and bank valuation steps is out of our control, and there can occasionally be some minor delays. So, it’s important that you wait for the all clear from your Site Supervisor before you give your vacation notice on your rental home.
This ensures that you won’t get caught out by any unforeseen delays. We understand that you don’t want to have to pay any more rent than you have to, so we’ll always try and move you into your new home as soon as possible!

Now that your Handover is fast approaching, it’s time to start packing boxes and getting ready for the big move.
You probably already have a bit of an idea about the placement of furniture, or where you’re going to hang some knock-out artwork in your new home. But it’s also common for these kinds of things to fall on the back burner during the building process.
Interior decorating and styling can also be a daunting world to navigate, especially if you’re starting with a blank canvas.
You might already have some treasured pieces of furniture from your previous home or you’ve placed an order online for some items that have caught your eye, but it can be tricky to predict everything that you’ll need for your new home.
And that’s okay! Rome wasn’t built in a day and styling your new home can take time. To help you, we’ve put together a blog series with our expert interior designers, who are the team behind our beautiful display homes.

The keys are handed over to your little slice of paradise
Once you’ve reached Handover, you’ll meet with your Site Supervisor who will give you a congratulatory housewarming gift on behalf of the Simonds Homes Family - a token of our appreciation for choosing us to take you on your home building journey.
You’ll get handed the keys to all the doors and windows, as well as items such as your garage remote. On a walk-through of your home, your Site Supervisor will show you how things like the garage door and heating and cooling work, so that you can stow the instruction manuals away and jump straight into living in your new home.
